Acquire
Off-market where we can, broker-sourced where we can't. Every deal is underwritten line by line against the actual rent roll and trailing-12 expenses, not the marketing pro forma. We back-solve the price the deal supports and offer that.
Texas & Florida · Industrial and retail
Claritypoint Partners acquires under-managed industrial, flex and retail property, fixes what limits it, and leases it back up. We are a principal buyer. The renovation crews, the underwriting and the leasing are ours.
Our specialty is cutting large industrial suites into small-bay flex. Most of the buildings we buy are priced off income a prior owner never bothered to grow: one tenant rattling around 40,000 square feet in a single oversized suite, rents set a decade ago, a roof and a yard nobody has touched. We demise that space into 3,000–5,000 SF small-bay flex units, each with its own bay door and office component, which lease at a materially higher rent per square foot than the building did whole.
On retail, the lever is usually occupancy and lease quality: vacant suites re-tenanted, below-market leases brought to market as they roll, a tired façade and parking field brought back, and underused pad or yard area put to work.
Off-market where we can, broker-sourced where we can't. Every deal is underwritten line by line against the actual rent roll and trailing-12 expenses, not the marketing pro forma. We back-solve the price the deal supports and offer that.
Demise to small bay where the slab and clear height allow, add dock and grade doors, build out modest office or suite space, then handle the unglamorous work: roof, electrical, lighting, parking, drainage, signage and the yard.
Small-bay demand in our markets comes from contractors, light manufacturers, distributors and service trades, many of them tenants we already know. Longer-term NNN leases with contractual escalations where the tenant profile supports it.
Commercial property trades on in-place income. Once the building is stabilized at its new NOI, the options are a cash-out refinance or a sale into the institutional and private buyer pool. Typical hold is three to five years per asset.
What we don't do: buy a stabilized NNN building and wait for cap rates to move. If the thesis is "the market goes up," it isn't a Claritypoint deal.
We buy where we can get to the building. Texas is where our own team, contractors and broker relationships are: Dallas–Fort Worth industrial, Houston flex and warehouse space, Austin and San Antonio commercial property. In Florida we work alongside local operating partners who handle day-to-day execution on the ground.
Including the DFW industrial corridors: Arlington, Grand Prairie, Garland, Mesquite, Irving, Carrollton, Alliance and north Fort Worth.
Same buy box, same underwriting standard, executed with partners who already operate in those submarkets.

A dedicated outreach team works county records and owner lists ahead of listings, scoring every property for motivation, deal fit and reachability before anyone picks up a phone. Broker relationships across DFW carry the rest. We look at hundreds of deals a week to buy a few a year.
Every opportunity gets a full model and a written deal review: rent roll mapped lease by lease, trailing-12 expenses verified, renovation scope priced, financing sized to the asset. Marketed income gets checked against reality before it reaches an offer.
Our own trusted Texas crews, managed directly, with scope, bids, change orders, lien waivers and insurance verification run through one process. We work with the trades in Spanish, which shortens the distance between a scope of work and what actually gets built.
Leasing, tenant relationships, capital planning and reporting stay in house. The person accountable for the building is the person who walked it before we bought it.
We're a principal buyer, we close with our own capital and relationships, and we answer either way. If it's not for us you'll hear that quickly, with the reason. Co-op commissions respected.

Industrial, flex and retail are where we move fastest. Everything else gets looked at honestly and answered quickly either way.

Yes. Bring us a deal and your commission is respected and documented in the contract.
Industrial, flex and retail between $1M and $5M, with a value-add angle. Multifamily gets looked at case by case. Self-storage is the one asset class we don't buy.
Send the OM, rent roll and T-12 and you'll get a real read, not a form reply. If the numbers work we'll tell you what we'd pay and why; if they don't, we'll tell you that too.
Not today. We buy where we can walk the building and manage the renovation without adding a layer of remote management.
This website doesn't offer any investment and isn't the place for that conversation. If you'd like to introduce yourself, get in touch and we'll take it from there, subject to applicable law and the firm's eligibility requirements.
Brokers, owners, contractors and prospective relationships all reach the same place. We work in English, Portuguese and Spanish.
